Our Support Services

Job Purpose

The role involves working alongside the Corporate Services team and the Property Administrator. Duties carried out would include general maintenance and health and safety tasks across all sites. Proactive maintenance and future proofing properties as well as emergency repairs. Jobs will be assigned on a priority basis to manage and maintain the safety and security of the sites. Liaising with contractors where required.The Maintenance Manager oversees the physical care, safety, and operational efficiency of River Garden. This role combines hands-on technical maintenance with practical skills training, empowering residents to work alongside you on daily tasks and improvement projects.

Job Summary

As the Facilities Maintenance Manager, you will oversee the daily maintenance and safety protocols of an organisation's buildings, grounds and property infrastructure. This hands-on role balances preventative maintenance programmes with reactive repairs as well as ensuring costs are managed appropriately.

Key Responsibilities

  • General maintenance or properties.
  • Reactive repairs.
  • Access to site vehicles and on site machinery.
  • Rubbish removal to dump.
  • Residents move in / move outs.
  • PAT testing and Legionella testing.
  • Occasional out of hours emergency response.
  • Proactive approach to preventative maintenance future issues.
  • Minor joinery, electrical and plumbing work.
  • Carry out redecoration and painting of void properties and office spaces.
  • Undertake regular inspections of the buildings for the purpose of co-ordinating remedial repairs.
  • Adhering to COSHH guidelines and risk assessments.
  • Manage equipment, plant, and building servicing schedules, obtaining competitive quotes to ensure maximum cost efficiency.
  • Oversee site access, work permits, and sign-offs for visiting technical specialists for major works.
  • Create a supportive, structured environment where residents gain transferable life and work skills.
  • Maintain site-wide safety standards and act as the primary contact for H&S compliance.
  • Perform and document mandatory scheduled checks, including weekly fire alarm tests, emergency lighting checks, and water temperature logs.
  • Ensure all equipment operating procedures, risk assessments, and storage guidelines (COSHH) are strictly followed.
  • Trade Skills: Proven experience in general maintenance, decorating, basic carpentry, and facility upkeep.
  • People Skills: Strong coaching, patient communication, and mentorship skills for working with residents.
  • Compliance Knowledge: Familiarity with routine H&S testing (fire safety, emergency lighting) and workshop risk management.
  • Problem Solving: Practical, resource-efficient mindset with a focus on delivering value for money.

Person Specification

Training & Qualification

Essential

  • Operational and professional experience in the facilities management sector.
  • UK drivers licence

  • Experience in a similar role property/facilities maintenance
  • Detailed knowledge of property maintenance, legislation and good practice.
  • Excellent practical technical knowledge of building and maintenance contract management
  • Compliance Knowledge: Practical understanding of routine H&S testing (fire safety, water hygiene, emergency lighting), COSHH, and workshop risk management.

Desirable

  • Previous work with a charity or third sector organisation.
  • Previously been a qualified trades person.Ideally experience with working with vulnerable people.
