Job Description
Act as main key holder for the base site and as one of a roster of staff be available for call outs in the event of intruder and fire alarm calls and to provide reception/security cover for out of hours lets/bookings.
Be responsible for the security of the premises and contents by undertaking the following:
*open and secure buildings including checking that heating is on, rooms are set up for any internal/external lets/bookings, building is completely secure at end of day;
*check windows, doors, perimeter fences to ensure the condition and security
*carry out regular inspections of the premises to ensure proper use by building users;
*assist the building management in securing the safety, welfare and good conduct of all users in schools and other Council buildings and logging any incidents for future action by the building management or facility officer
*operate schools and other building security systems in accordance with agreed procedures by Corporate Resources and Education and Communities;
*ensure adequate and safe lighting and heating levels within the buildings;
*participate in any fire and emergency drills in accordance with the head of establishment and within set procedures and guidelines ;
*monitor and maintain a log of all external contractors ;
*keep indoor and outdoor areas free from litter ensuring all rubbish is binned in the appropriate container;
*undertake the care, maintenance and operation of swimming pool as part of a rota;
be responsible for transporting and banking monies with the bank ;
*clear snow from pathways to building entrances as agreed locally and grit car parks and pathways;
* complete all types of portering as agreed with the head of establishment.
As a trainer deliver all staff training to facility assistants in accordance to set training objectives. Complete training assessment on completion of training.
To participate in planning the facility service training plan ensuring that proposed development addresses any identified skills gaps.
Work in partnership with the Head of Establishment to ensure that the “Service Level Agreement” is understood and embedded into the school and be the first point of call to discuss and resolve any issues with the service, or accommodate any special requests from the school management
Ensure that the building interior is kept clean and hygienic at all times including the immediate removal and cleaning up of all bodily fluids during the School day and actively inspecting and cleaning as and when necessary.
Supervising the onsite facility staff undertaking building cleaning by:
- allocating tasks and duties
- assisting when staff are absent;
- arranging cover;
- approving annual leave requests;
- monitoring standards meet the British Institution of Cleaning Science (B.I.C.Sc.) standards and service level agreements;
- ensure that COSHH regulations and risks assessments are completed and kept up to date ;
- ensuring that all tasks performed by facility services staff conform to all health & safety procedures and legislation.
- Implementing the councils sickness absence policy
- Council disciplinary policy up to verbal warning
- Responsible for staff appraisal within the location

Requirements
Monitor energy consumption and co-ordinate the control of the quality of property repairs ensuring that building maintenance is acted upon efficiently and cost effectively. Work with the Council’s maintenance officers in monitoring building repairs/works during school holidays
Complete minor maintenance and repairs in agreement with the head of establishment for example;
Clearing chocked sinks/basins/gulley or drain channels
Replacing of light bulbs up to 9ft in height
Painting
Boarding up broken windows
Plastering/cementing small areas/holes
Fixing or replacing shelving
Small repairs to doors, furniture fencing
Changing door locks
Cleaning of convector heaters and light diffusers
Replacing s interior high level bulbs using scaffolding or cherry pickers.
Monitor stocks and requisition supplies for the head of establishment via the Facility Services Officer.
To work as part of a team in contributing to the facility services business plan through participation and consultation at operational and team meetings
Any other appropriate duties as identified by the Head of Establishment or the Facilities Services Officer
You will have a sound education with preferably O’ Levels in English and Maths.
Experience in a janitorial or facility services environment, together with The British Institute of Cleaning Science stage 1 and stage 2 certificates and the certificate for BICSc assessors is desirable although training will be provided.
Job holders should have experience in delegating duties and to undertake a range of tasks including basic maintenance along with the ability to communicate effectively in training staff and to liaise with customers.

Please note that it is Midlothian Councils policy that successful applicants will be appointed to the first point on the salary scale.
Based on 18 hours over 52 weeks per year, the minimum actual salary for this position is £13,590.81 per annum.
